One caveat to your illustration of the family you mention...sometimes donors that use this strategy do selective property improvements during that one year period that significantly increase the fair market value of the asset for the appraisal they will need to get.   Also, this is a strategy that has fairly rare applications, but when it works it can be significant win-win for the giver and the organization in need of real estate to further its mission.
